Catherine Lady Fairfax, Sole Proprietor of the Northern Neck of Virginia To all to whom this present writing shall come, send greeting in our Ld. God Everlasting, whereas Mr. John Doyle of Richmond county, upon his suggestion of a certain quantity of land belonging to me in the sd. county which is not yet granted, did on the twenty ninth of Sepr., one thousand seven hundred & thirteen, obtain a warrt. from my office for laying out the same, and having now returned a survey thereof under the hand of Mr. Wm. Thornton, surveyor, know yee therefore that I, for and in consideration of the composition to me paid and the annual rent hereafter reserved, have granted, made over and confirmed, and do by these presents grant, make over and confirm unto the sd. John Doyle two hundred twenty and six acres of land situated, lying and being in Richmond County, lying on the westwd. head branches of Gingotigue and beginneth at three red oaks standing in a fork of a branch, being lately made a corner to a pattent of land formerly granted to Prosser and Chetwood and now in the possession of Jonathan Gibson, Simon Miller and others, thence it extendeth south forty degrees east crossing a branch sixteen poles to a scrubby white oak in the line of Jno. Berry, thence with the same, south twenty degrees east one hundred and sixty three poles to another white oak standing by Thomas Arnold's clear'd ground, it being corner tree to the sd. Arnold and the aforesd. Jno. Berry, thence crossing the sd. old field or clear'd ground south seventy one degrees east sixty poles near the head of a valley, thence east thirty poles to a large white oak standing in a swamp, it being another corner tree to the sd. Thomas Arnold, thence down the swamp south fourteen degrees west twenty poles south seven degrees east fifty two poles, then leaving the sd. swamp and running south sixty eight degrees west twenty poles south eighty four degrees west fifty four poles to a white oak standing in the line of the aforesd. Prosser & Chetwood, thence with the same north and by west eighteen poles and finally north five hundred and twenty poles to the first station. Together with all rites, members and appurtenances thereunto belonging, Royal Mines excepted, and the full third part of all lead, copper, tin, coals and iron mines that shall be found thereon, to have and to hold the sd. two hundred twenty six acres of land together with all rites, profits and benefits to the same, belonging or in any ways appertaining, except before excepted to him the sd. John Doyle, his heirs and assignes forever. He the sd. John Doyle, his heirs and assignes therefore yielding and paying to me, my heirs or assignes, or to the certain attorney or attorneys of me, the sd. Proprietor, or to the certain attorney or attorneys of my heirs and assignes, Proprietors of the sd. Northern Neck, yearly and every year on the first of St. Michael the Archangel, the fee rent of one shilling sterling money for every fifty acres of land hereby granted and so proportionably for a greater or lesser quantity. Provided that if the sd. John Doyle, his heirs or assignes, shall not pay the before reserved annual rent so that the same or any part thereof shall be behind or unpaid by the space of two whole years after the same shall become due, if lawfully demanded, that then it shall and may be lawfull for me, me heirs and assignes, proprietors of the Northern Neck aforesd., ours or either of our certain attorney or agents into the above granted premises to reenter and hold the same so as if this grant had never passed. Given at my office in Westmoreland County within my sd. proprietary, under my seal, witness my agent and attorney, fully authorized thereto. Dated the twenty third day of Jany. in the third year of the reign of our Sovereign Lord George, by the Grace of God of Great Britain, France & Ireland, King Defender, anno. Dom. 1716/7. C.
