Land Deed - Benjamin S. Arnold, Egbert Q.Arnold, Fanny Arnold, John T. Arnold and Eglantine Arnold to Jeremiah Rowland

This indenture, made and entered into this 25th day of January 1864, between Benjamin Arnold, Egbert Q. Arnold and Fanny Arnold his wife, John T. Arnold and Eglantine Arnold of the County of Franklin and State of Kentucky of the first part & Jeremiah Rowland of the of the County of Woodford, State aforesaid of the second part.

Witnesseth: That the parties of the first part for and in consideration of three thousand forty one dollars 62 ct in hand paid, the receipt of which is acknowledged, have granted, aliened & conveyed by these presents, do grant, alien and convey unto the said Jeremiah Rowland a certain tract or parcel of land situate, lying & being in the County of Franklin & State of Kentucky on the Kentucky River below the mouth of Elkhorn Creek, bounded as follows to wit.

Beginning on the bank of the river at the water, corner to Wm Webb, thence with his line N 19½ E79 poles to a branch, thence down said branch N52½ W10 poles to a beech tree and then corner to Wm Webb, thence N22½ E16 poles & 12½ links to another of his corner, thence S76½ E9 poles & 10 links to another of his corner, thence still with line N19½ E223 poles to a stone near a marked white oak sapling, thence S70 E77 poles to a stone on the north side of the river, thence S25½ W14½ to a stone among three beeches and a large poplar in the head of a hollow, corner to Wm Quarles, thence with his line S17¾ W367 poles to a corner to Wm Quarles on the bank of the river at the ______ edge, thence down the river at the edge of the water with its meander N41½ W8 poles, N35 W12 poles, N31 W8 poles, N26¼ W34 poles, N33 W16 poles, N39 W12 poles, N44½ W16 poles & 20 links to the beginning, containing one hundred seventy three acres, three rods & 36 poles.

To have and to hold the above described tract of land together with all and singular the tenements & appurtenances thereunto belonging and any wise appertaining to the said Jeremiah Rowland, his heirs & assigns forever.

And for the consideration aforesaid, the parties of the first part do covenant to forever warrant and defend the title to the said tract of land to the party of the second part, his heirs & assigns, against the claim of all persons whatsoever.

In testimony whereof, the parties of the first part have hereunto set their hands & seals, the day & year above written.

State of Kentucky

I, Alexander H. Rennick, Clerk of the Franklin County Court, do certify that the foregoing deed was produced to me in my office on the 25th day of Jany 1864 with a five dollar United States revenue stamp thereon attached and was acknowledged by Ben S. Arnold, E. Q. Arnold & Fanny Arnold his wife, John T. Arnold and Eglantine Arnold, the grantors, to be their act & deed, and the same with this certificate have been truly recorded in my office.
